Lessee is someone who rents something.

An individual who rents a certain thing or service is classified as a tenant . Leasing, on the other hand, means assigning, making a transfer or assuming the temporary use of something in exchange for paying a certain fee . This means, therefore, that renting works as a synonym for renting, so the tenant is the subject who rents something .

To give examples of use: “If the tenant does not comply with his obligations, I am going to evict him,” “The tenant called to say that he will come tomorrow to pay the rent,” “The tenant company has agreed to invest 10% of the income in infrastructure works.”

The tenant and the landlord

In lease contracts , the party that assumes the role of lessor undertakes to transfer the use and exploitation of an element (which may be, according to each circumstance, real estate or furniture) temporarily, to the lessee. This, for its part, assumes the commitment to pay a certain price to live or use the furniture, room or home.

The payment of this fee can be agreed in different ways between those involved: it can consist of a periodic obligation (called rent or rental ) or in a single transaction. Payment can also be made with things equivalent to the price of the product, without money involved.

To use a home, the tenant pays a certain sum to the landlord.

The case of housing

Let's look at the case of renting a house . The landlord gives the keys to the tenant so that he can live in the building and use the facilities in exchange for a monthly payment. The contract will establish many other conditions and set the duration of this agreement. The usual thing is for the tenant to deliver a sum of cash to the landlord every month for the rental of the home.

Some of the most common conditions when renting a home for personal use is the absolute prohibition of converting it into a commercial store or engaging in illicit activities, such as prostitution. Another important point is that the property or part of it is not sublet, that is, that it is not transferred to third parties demanding payment, since this will necessarily be an illegal transaction. Although in many cases one or more guarantors are required to certify that the tenants are trustworthy persons, no statement is sufficient, and leasing inevitably entails blind trust in the other .

Field tenants

Another example is when the lessor grants the use and exploitation of a field to the lessee in exchange for a percentage of the crops.

A possible agreement is that, if tomatoes were planted in the field, the landlord could demand 30% of the harvest from the tenant.

Solidarity in times of crisis

In a time when evictions are commonplace, there are people who try to give a hand to those who need it most to prevent them from being forced to live on the streets. An example is the campaign carried out in September 2012 by the Bilbao government, which consisted of offering shared housing at a symbolic price of 50 euros per tenant , demanding in exchange that they commit to collaborating in certain social activities.

On the other hand, maintaining the sum of 50 euros , the Valencian municipality of La Alcudia offers, through the Todo Ayuda foundation, a total of 25 brand new apartments consisting of two or three rooms to families who have been victims of eviction. These are apartments that have been for sale for more than a year and that have been granted by their owners for use in this proposal.
